Prices and quotes
How much does interior demolition cost?
There is no fixed price: the cost depends on materials, rubble volume, access (floor, lift), technique and removal. We give a precise quote after a free site visit. Removal of construction and household waste starts from €500. See what drives the price.
Is the quote free?
Yes. The site visit and quote are free and without obligation, travel included.
Why is a visit needed before the quote?
To measure, see the materials and their thickness, check access and plan removal. Without a visit, a price is only an estimate.
What does your quote include?
Depending on the job: demolition, protection, loading, skip or runs, municipal paperwork for the public road, waste sorting and cleaning. Everything is itemised.
Can I estimate the rubble volume myself?
Yes, with our rubble calculator: it estimates volume, weight and skip size from areas and thicknesses.
How should I compare quotes?
Like for like: check each quote includes removal, skip, paperwork and cleaning. A low price without removal often ends up costing more.
Interior demolition
What can you demolish indoors?
Partitions, non-load-bearing walls, suspended ceilings, boxing, floors, floor and wall tiles, screeds, kitchens, bathrooms, doors, windows, shopfronts, fireplaces and small concrete or stone structures. See interior demolition.
What is a strip-out?
A strip-out removes all non-load-bearing interior elements so only the structural shell remains. It is the ideal step before a major renovation. See building strip-out.
Do you demolish load-bearing walls?
A load-bearing wall is only removed after a study by an architect or engineer and, normally, a planning permit. We remove non-load-bearing elements and can work to approved drawings.
How can I tell if a wall is load-bearing?
Thickness, position (aligned with walls on other floors) and beams are clues, but only an architect or engineer can confirm it.
Do you work by hand or with machines?
Mainly manual or semi-manual demolition, with chipping hammers, disc cutters, hydraulic concrete crushers and concrete and metal sawing as needed.
How do you protect the home during works?
We protect floors, access routes and elements to keep, seal off the area to limit dust and remove rubble regularly.
Do you work in offices and shops?
Yes: office partitions, suspended ceilings, raised floors, shopfronts and fit-outs, including at weekends. See office strip-outs.
Permits and regulations
Do I need a permit to remove a partition?
For a non-load-bearing element, usually not. For a load-bearing wall, a planning permit is normally required. Ask your municipality’s planning department. Our permit checker guides you in 4 questions.
Should I tell the managing agent in a block of flats?
Yes, it is always advisable, and the general meeting’s approval may be needed if the structure or common parts are affected.
Can a tenant have a partition removed?
Not without the landlord’s written consent: removing a partition changes the layout of the home. Read our article.
What if there is asbestos?
In an older building, an asbestos survey by an expert may be needed before works, and removal is reserved for a licensed company. We do not remove asbestos; we work on the other elements afterwards.
Who applies for the skip permit on the street?
We handle it with the municipality and reserve the space the day before with barriers displaying the permit.
Which working hours apply?
Those of your municipality’s police regulations and, in a flat, the co-ownership rules.
Skips and waste
What skip sizes do you offer?
From 6 to 30 m³, including closed and watertight skips, for example for cardboard or contaminated waste. See skip hire.
Which skip size should I choose?
It depends on the volume and weight of the rubble. Heavy materials (concrete, screed, tiles) sometimes reach the weight limit before the skip is full. We advise you during the visit.
What happens to the waste?
It is sorted and taken to partner recycling centres to be recovered rather than dumped.
Can anything go in a skip?
No. Hazardous waste (asbestos, solvents, lead paint, batteries) follows specific routes. Read how to sort construction waste.
Do you remove rubble without a skip?
Yes, depending on volume and access: loading in bags, transport by us and removal to the appropriate centres.
Do you provide a certificate for professionals?
Yes, for site cleaning and removal we provide professionals with a certificate.
House clearance
When do you carry out house clearances?
Sale, move, tenants leaving, estates, moves to care homes, works, unfit homes (hoarding)… See house clearance.
What do you take away?
Furniture, appliances, clothes, miscellaneous items, bulky waste and waste from cellars, attics, garages and yards.
Do I need to be there on the day?
Not necessarily: access can be arranged with a relative, the notary or an agency.
How do I estimate the volume of a clearance?
With our volume estimator, room by room according to how full each one is.
Renovation after demolition
Do you also do renovation?
Yes: plastering, suspended ceilings, façade rendering, internal insulation, tiling, door installation and garden levelling. See renovation.
Why use the same team for demolition and renovation?
One point of contact avoids gaps between trades and disputes over responsibility between demolition and finishing.
Are there renovation grants in Brussels?
The Brussels-Capital Region offers renovation grants: see Renolution.brussels for the current conditions.
Organising the works
Do you work at weekends?
Yes, if needed. We are available 7 days a week.
How long does demolition take?
It depends on floor area, materials, access and removal. We give you an estimate during the free visit.
Can I stay in the home during the works?
Sometimes for partial demolition, rarely for a full strip-out because of dust, noise and utility cuts. We discuss it during the visit.
Who turns off water, gas and electricity?
Your contractors (plumber, electrician) isolate and make the installations safe before demolition. We are happy to coordinate with them.
Do you clean up at the end?
Yes. The site is left clean and ready for the next works. See site cleaning.
